$435k for a bare Darwin block is ...

Advertised today in the NT News, 5 acre blocks for $435k. Is this a fair price as the market decides, or a rip-off, or .... a bargain?

all relative.
My sister bought a block of land on the Sydney's nth shore peninsula $15000 in the 70's. A mountain goat would have trouble climbing. We all said that she was crazy.
now the house/land is valued over $2.5M
Darwin has a heap of land that could be opened up and released for sale. Those poor buggers who have paid that big dollar now will be spewing in a few years when the prices drop.

Depends where it is. I would gladly pay $435,000 for a 5 acre bare block in Cullen Bay :idea: :mrgreen:

How lucky are you? Ive got one for sale at the moment and, for and extra 200k, I'll throw in the harbour bridge

the price. Either buy it or dont buy it.
Same as buying a toyota (and I always buy toyota) overpriced, but you get your money back when you sell em.
It really dosent matter what we or anybody else say, if its the block one you or worse still she wants you just have to pay the money, and move on. If its not THE one keep looking, but in the long run it will work out the same as if it was bought five years ago. Nearly double if you wait a few years (nomally a max of seven or eight).
Its a dangerous thing to talk down real estate prices, nervous markets react.

Not a bad price..... About the same as the last lot here in marlow lagoon. It is what it is, if you want it you will pay for it.

They will not come down in price. I am thinking it's the same developer as marlows.... He will not budge on price and every 6 or 12 months adds more on.

Considering the amount of new accommodation that will be needed in Darwin shortly due to the resources boom, it'll probably be thought of as cheap shortly.

5 acres is at least 20 subdivided residential blocks for long term residences and there'll be sufficient pressure to encourage sub-division approval. Or simply a 5 acre donger block as f-i-f-o accummodation.

The natural gas expansion alone will generate enourmous demand in the operating and support phases. In the construction phase, the builders have to live somewhere while in town.

I think that the iron-ore development down at the Roper will tend to be more f-i-f-o but support industries and personnel will probably be based in Darwin. That's an ambitious project in terms of isolation. Conveyor system for ore (about 150km) down to Maria Is at the mouth of the Roper. Then huge shallow draught barges to a deepwater port. Maybe Groote?

Darwin will need increased accommodation capacity.

There's a two & a half acre block across from me for a lazy $410000 if you were to want to spend a little less....

where is it. i'd call it cheap if it was in Darwin. 1 acre blocks in Palmerston are 250000. But I suspect its at least 45 mins drive away.

I just had settlement on a 5 acre in HDoo with power and bore, new development, full of trees for 270k... Anybody interested in a nice 3 bedroom unit in HDoo?

We just bought on Gunn Pt Rd. Last place on the right before the bridge. 5 acres, shed house. 2 Bedroom unit with ensuites, seperate outdoor bathroom and dunny, another shed. Saltwater pool. 1 acre approx of gardens etc and the rest is billabong and swamp with one section to be deepened severely next dry as too late now.

I reckon it was value for money as we could not have bought a block and built everything for the money we paid.

Not far from SWA is the best bit eh. :D
