Re: Are Darwin real estate prices falling?
Bit of a stretch to compare Pilbra to here.
Only string to the bow for the Pilbra is mining. Darwin has mining, gas, tourism and military to bolster the market. My opinion is we are in a bit of a lull at the moment not much more. I think there are some good bargains to be had at the moment especially for the higher end houses. Capital growth will be a lot softer over the next 20 years than the last 20 but rental yields will remain strong.

I agree that the Pilbara is totally reliant on mining. Darwin not as bad but still with the downturn and china issue, Darwin will cop a flogging as well. not as bad but because its way overpriced, it will have a 'correction'

House prices fell again here last mth
Over the year, home prices are down by 4.2 per cent in Darwin and a massive down 1.3 per cent in November alone
I feel for all of those who have bought at the top of the cycle. Still, in the long run, its better than renting

It's ok, the prices will go up again eventually, as long as you can hang in there.
Bit harder to estimate house prices too, as they're not valued everyday like shares

If there is water and it holds fish, then it is fun trying to fool them into eating what you offer!!
Especially when you can see them!

Ive never lost on real estate but ive made multiples more in one place v another. Darwin is overpriced.
But it all comes down to the old saying, your house is worth whatever the next fool will pay.

Re: Are Darwin real estate prices falling?
Of course they are falling it's not the first time
And it won't be the last I imagine.
Darwin doesn't have much deapth
In the real estate market or any other
Market really. If you take one hundred
People out of the market it has a big
Effect. When you take the first home
Buyers grant away from established
Properties it has an effect.
When the goverment sells off a devolpment and
The private devoloper drops land prices it has an effect
When land given to a university I think for education
Purposes but In stead they sell it off and devolop a new
Suburb it has an effect.
When the mining industry grinds to nearly
A halt it has an effect.
Who can you blame really it's happening
Around the world. Predictions are it will get worse
Who knows. Try to keep the assets that you have now
Try to keep the tenants you have in your investment
Property. If you can afford it buy some thing. Every little bit helps
As soon as there is a down turn people get concerned
And stop buying and it has a knock on effect.
Just my thoughts.

Car sales up, that's good ... http://www.ntnews.com.au/business/nt-re ... 79e8cd5485
Can't be too bad if people are buying new cars, unless it is all Inpex.
Tiz the same all around Australia at the moment, Cairns got hit first by the GFC, then Mackay went from boom to bust, Gladstone slowed after the gas project finished, the Pilbara ore slump hit Perth ... many places have taken a hit.
I imagine Broome would be hit now the Browse gas project has been pulled.
It will fire up again eventually. Booms and busts, up and down.
